A significant new retail and commercial destination has emerged along Botswana’s A10 corridor with the completion of A10 Mall in Gabane, a development expected to strengthen retail access and commercial activity across the western corridor of the Greater Gaborone region. Strategically positioned along the high-traffic A10 highway, the mall serves a rapidly expanding catchment area spanning Gabane, Mogoditshane, Kumakwane, Thamaga, Ramaphato, Moshupa and Kanye. Collectively, these communities represent one of the largest and fastest-growing population clusters outside central Gaborone, with increasing demand for accessible retail, services and commercial infrastructure.

Spanning approximately 17,000m² of built retail space, the mall introduces modern retail facilities to an area that has historically been underserved by large-scale commercial developments. The project includes just under 700 parking bays and strong transport accessibility, allowing it to cater both to surrounding communities and the substantial daily traffic moving along the A10 route.
The development was undertaken in response to the growing commercial potential of the western corridor and the rising population density across the broader Greater Gaborone region. Market analysis of the surrounding catchment area – being approximately 100,000 people – indicates a balanced demographic profile, with roughly half of households falling within middle-to-higher income brackets. This is alongside a dense population base that drives consistent demand for everyday retail goods, services and dining options. Despite the scale of this market, formal retail infrastructure in the corridor has historically been limited, meaning many residents have traditionally travelled into Gaborone to access a broader range of shopping and services.
Beyond traditional retail, the development has been designed with significant versatility. The layout accommodates outlet-style retail concepts as well as showroom-style retail suited to sectors such as hardware, sanitaryware and furniture, alongside facilities capable of supporting warehousing and distribution activities. This flexible design allows the mall to function not only as a consumer destination, but also as an important commercial node for businesses operating along the corridor.
The A10 Mall aims to address this gap by establishing a regional retail and commercial destination capable of attracting both consumers and businesses. The mall has already secured a growing mix of tenants across retail, dining and services, with confirmed brands including Fours Department Store, Nando’s Drive-Thru, Jimmy’s Express, AO Pharmacy, Caltex, MI Medical Clinic and Yash Cell, among others currently finalising their presence.

“People often underestimate the scale and economic strength of the communities along the A10 corridor,” said Sheena Taylor, representing the development team. “This is a fast-growing area with a diverse population and significant economic activity. The A10 Mall was developed to respond to that demand and to create a destination that brings retail, services and commercial opportunities closer to where people live and work.”
The mall was completed in January 2026 and has already reached approximately 55% leasing occupancy, with discussions continuing with additional national and regional retailers interested in establishing a presence within the development. Developers believe the mall’s location, accessibility and tenant mix position it well to become a dominant commercial destination within the corridor.
